How to Invest in Real Estate in Today's market

If you have ever wondered how people really make money in real estate, then read on. There is a book that tells all from the inside out of the profession, how real people can make millions purchasing real estate for investment. So let's say you can get a 15 year fixed mortgage at 5.75% and it is interest only that means that all of the interest payments are tax deductable. Example: $100,000 at 5.75% the payment would be $575.00 per month with 100% tax deduction or $6,900 per year. Now take the $100,000 dollars that you borrowed and put it into a investment portfolio that is lets say you are making 8% over 10 years that is $8000.00 per year in interest earnings. Now lets say you take the $8000.00 every year and roll that into another investmement earning a modest 6% now remember this is where compound interest takes place you are making interest on your interest. As long as you don't take out the gain you will not have any tax liabilities. Now look at this that same $100,000 loan is still there, but let say you only borrowed 50% of your home equity that would mean you home was worth $200,000 to start and lets say that the value only went up 2% which in most areas that is low but we will be consevative this would mean you to $200,000 home whent up and is now worth $204,000 and then you have compound interest on the total value. If you see you are making money on both ends from the money you borrowed and your home. To pay off your home would not make much sense simply because it is working for you to create future wealth. That's the power of an effective testimonial: it can convince your reader that your product DOES work -- and that you can be trusted to deliver on your promises.
How to choose the right kind of testimonialto turn your visitors into customers
When you're choosing testimonials, there are a few key ingredients to look for that make the difference between an ineffective testimonial -- and one that sells.
Here's an example of a glowing, but ultimately ineffective testimonial:
"I love this product! I can't get enough! I'm so glad I bought your stuff and I'll be back to get more, for sure!"
What could be wrong with that? It sounds like you have a happy customer on your hands!
But what does this testimonial really tell your visitors? Does it prove that the product works, or explain exactly how your customer benefited from using it? While the feedback is definitely positive, the testimonial does not provide enough detail to have any real impact on your visitors.
Here's an example of the kind of effective, benefits-driven testimonials that we include on our own web sites:
"I used the methods you told me to use and for three days my phone's been ringing! I sold over $3500 in goods and services in three days! It's the first time in 5 months that anyone had really purchased anything..."
Now that's a great testimonial! But what makes it so powerful?
Let's break down the elements of an effective testimonial in more detail...
A good testimonial is filled with benefits: A comment like, "This product is great!" is nice for you to hear, but it doesn't tell visitors what your product can actually do for them.
You want the benefits of what you offer to be front and center in every testimonial: "This product doubled our profits in a month!" or "This product made the pain in my back disappear completely -- and did it fast!" or "We've never seen any product that could get the rust off our car without damaging the paint -- until now."
A good testimonial substantiates your claims: If you say your product can do something, your testimonials should back up your promises -- complete with actual facts and figures. How much money did your customers save by using your product? How much time did they save by using your service? How did it solve their problems or improve their lives?
A good testimonial is from someone your audience can relate to: You want your visitors to see that your product helped someone just like them, seeking the solution to the same problem your visitors have. Make sure your testimonials come from someone with whom your target market can identify.
If you sell primarily to seniors, for example, ask your customers if you can include their age along with the testimonial. If you are selling to moms with children, ask if you can mention how many kids they have -- or include a photo of their family!
A good testimonial is credible: Accompany each testimonial with the first name, last name, and hometown of each testimonial-giver to show that your endorsements come from real people. Always try to include a photo as well.
And if you can, take it to the next level by including audio or video testimonials for maximum effect! Do anything you can to help your visitors connect with your testimonial-givers on a personal level.
A good testimonial endorses the key benefits of your product: Your testimonials should emphasize the key benefits of your product. It's fun to hear that your super-duper floor cleaner smells nice or that the bottle doesn't drip -- both things that matter to people who would consider using your product in their homes -- but have you established that it cleans their floors well?
A good testimonial is comparative: Did your customers try another product that didn't work before they found yours? You want your visitors to know what your product can do that other products can't. Choose testimonials that set your product apart from your competition!
Now that you know what you're looking for in a testimonial, how do you actually gather the reviews you need from your customers?
The secrets to getting great testimonials-- even if you haven't sold a thing yet!
If your customers have given you positive feedback on your product already, then you may already have some great testimonials to add to your site.
However, if your customer response is a little scarce -- or if you're just starting out -- getting testimonials from your buyers might take a little more effort.
So how do you collect the testimonials you need -- and keep them coming as you grow your business?
One easy way to collect testimonials is to include a link on your site with a form that allows your customers to give you their vote of confidence: "Tell us how this product changed your life!" or "Click here to let us know what you think!" Put this link next to some testimonials that you've already gathered to give customers an example of the kind of feedback you're looking for.
A more effective method is to create an autoresponder that contacts your buyers after they've purchased your product -- even a month later -- to ask how they're enjoying the product, as well as giving them a chance to offer feedback on their experience with your business.
And, of course, any time you receive a great letter or e-mail from a customer, ask them if you can use their comments on your web site to recommend your product to others. If they were happy enough to let you know, they're bound to want to spread the word.
If you haven't yet begun selling your product and have no feedback yet, offer your product or service for free to a select group of customers in exchange for their thoughts on the product or some details on their experience with your site.
The impact that testimonial will have on your bottom line will be well worth the initial expense!
As soon as your online business is up and running, make a point of giving every one of your customers a chance to share their experiences with your product or service. Ask for feedback -- good and bad -- in your autoresponders, your newsletters, and other spots on your web site.
Strategies for using your testimonials as effectively as possible
Once you've got some testimonials to share with your visitors, you need to make sure that you're putting them to the best possible use on your site.
Always make sure that you...
Include your best testimonials front and center on your homepage, like in your sidebars, or even above your headline.
Place some testimonials right in the middle of your homepage salescopy to keep your readers focused on your credibility as you outline the features and benefits of your product.
Set up a whole page dedicated to your glowing testimonials, as well as including snippets of their comments throughout your site. Be sure to put a link to your testimonial page next to each of those snippets!
Include testimonials on each and every page of your web site. No matter where your visitors click, you want them to find a positive customer review of your product or service.
Now let's look at a few mistakes to avoid when using testimonials on your web site...
Don't edit your testimonials to exclude a comment or add information you want to hear! If you can't post a comment "as is" and feel comfortable with it, it shouldn't go up. If your testimonials are in your voice and all sound the same, no one is going to trust that they are legitimate.
Never use a customer testimonial without permission.
Never, ever invent testimonials! This is fraud, plain and simple, and lying never results in a positive impact on your business.
Final thoughts
If you're not using testimonials on your web site, you are missing out on one of the most powerful, easy-to-use, and cheap marketing tools available to you.
Most of us would rather act on a referral from a friend than make a purchase based on a sales pitch alone. We want to know that the product actually works before we take the leap to buy, and we're bound to put more trust in someone who has already used the product successfully than the person trying to convince us to buy it!
And just like that recommendation from a friend, testimonials offer unbiased, results-based evidence that your product does exactly what you say it will do.
Time and time again, we've seen our clients experience a HUGE boost in sales when they've put positive comments from their customers front and center on their web sites. Few things can put a skeptical vistor's mind at ease faster than a rave review from a satisfied user!
No matter what stage you're at in building your business, you want to make sure that you're establishing credibility with your potential clients. Once you've won their trust, you've won a loyal customer for life!

Starting and growing a business on the Internet is like drinking from a fire hose. It's too much all at once! In fact, I've even been told that when I speak I tend to throw out a ton of information faster than people can write it down. (Hey, I don't want to leave anything out!)
But the most important thing is to get an understanding of the fundamentals. A "big picture" understanding is vital, because there are so many details and so many different areas where you could put your energy… and waste your time, if you don't know what you're doing!
For instance, I can't tell you how many times I've talked to people who have come to our workshops trying to find "the hot product to sell."
They're thinking, "If I have a hot product, it'll sell." Sounds reasonable, right?
But I can guarantee if they start their online business from that point, they'll likely fail. In Internet marketing, you start by locating a hungry market, THEN finding a product.
Mistakes like that are easy to make if you're in startup mode.
So if you're just starting, pay attention to the basics… like how to narrow your market to a particular niche and build your marketing plan around their wants and needs. These initial steps will guarantee a strong e-business... or several.
And if you already have a product?
Well, you STILL need to make sure you've defined the market you're selling to. Make sure you're using tools like Wordtracker to find specialized markets that you could sell to by looking at the "keywords" or search terms people use when they're searching online.
In fact, one of the most common things I find myself saying to the most experienced marketers I meet at our workshops is "Don't ignore the basics!"
And in the end, they usually have a "lightbulb" moment. They pick up on one key thing they've let slide and refocus on addressing the basics to get their site in tip-top shape.
My best advice to all online marketers is focus on one thing at a time, do it well, then go on to the next strategy. That way you won't get overwhelmed but you'll be sure to cover all the basics.
So if you do attend one of our workshops, you'll want to bring a pen with a foam grip... you'll be taking a lot of notes!
But the most important thing is to take ACTION on those notes when you get home.
Don't try to reinvent the wheel... learn from other people's successes — and their mistakes!
One of my favorite parts of our workshops is our onstage website makeovers, because people really get involved.
Our attendees love looking at the original site and spotting the things that are wrong with it. Then when they see the "Big Reveal" they know how each change improves the site's potential to make money… and I can see the lights go on above people's heads as they start making mental changes to their OWN sites.
One of my favorite makeovers we've done was on a site that sells granite countertops. Yes, that's right. Granite countertops! The biggest problem this site had was that if anybody was interested in getting a quote, or even asking for information, they had to fill in a complicated form that asked a lot of technical questions about what they werelooking for.
Hey — I don't KNOW what I'm looking for. That's why I'm asking YOU!
This is such an important lesson for ALL online entrepreneurs.
First, make your order form dead-simple. Second, and more important, write every word on your website for your potential clients, not for you!
When you take lessons like this and learn from the mistakes other entrepreneurs have already had to deal with, you can save yourself a lot of pain!
Use your goals — and these tips! — to create an action plan
One thing I tell all my customers over and over is that to see ANY results you have to take ACTION. And a great way to inspire yourself to get moving is to create a solid action plan. Once you know what you need to take action on in your Internet business, it's much easier to DO it.
I always chuckle when people at our workshops get so excited about the all the strategies they've learned that they want to implement them all. I always recommend that they don't. In fact, it's CRITICAL that you NARROW your focus.
Decide on three main goals you want to achieve with your business — three areas that you want to improve or get started on. If you go in with a plan, you'll find the three key areas where you can take action immediately with your business.
If you're just getting started with your online business, your critical areas might be:
Learning how to find a niche market and product to supply that market
Understanding how to write compelling salescopy
Building a website
Or maybe you've already mastered those areas, but you're just not getting the traffic numbers you need to really beef up your sales. If that's you, you could focus on:
Getting better rankings in the search engines
Generating more traffic
Learning the ins and outs of email marketing
Or maybe you're well established, but are looking for new ideas for your business. You might decide to focus on three advanced strategies:
Starting an affiliate program
Developing follow-up products
Discovering one new, little-known strategy to give you an edge on the competition
By narrowing your focus this way, you'll have a much clearer idea what you need to do.
And remember, you don't have to do everything all at once… or ever! Even implementing one or two of the most basic strategies can bring amazing results.
One of my favorite examples is Bert Ingley, a very successful marketer who's been to many of our workshops. After one of them, he realized that he'd never taken our advice about experimenting with different prices for your product to see which price brings in the highest profits.
Bert ran the experiment for one of his eBooks and wound up boosting his profit margin for that book before he even left the workshop. And it didn't cost him a cent!

So here are some great networking tips for our workshops or any other events you might attend:
Wear your name tag on your right sideto provide an easy sight line to your name when shaking hands. And be sure to introduce yourself! Say your name clearly: "Hello, my name is Jane Smith. It's a pleasure to meet you."
Describe who you are or what you do in 10 seconds or less, offer a business card, and ask the other person for one of his or hers. And remember: Always keep your business cards handy, but don't deal them out impersonally.
Sit and listen to learn. Start the conversation by asking questions: Why people are there, what they hope to gain, how they found out about the event. Avoid monopolizing the conversation.
Don't stay too long in one place. After eight or 10 minutes, excuse yourself politely and move on to meet other attendees.
Once the event is over, your networking doesn't stop! Be sure to follow up with people you've met, keep in contact, share information and offer to help in any way you can. It's a great touch to send a written acknowledgement or "Thank You" note to your networking contacts, too.
Remember, the most important part of networking is to treat it as an exchange of ideas, information, and experience.
Be generous in sharing your talents and knowledge, and always be respectful of those around you. You can easily generate thousands in increased sales by getting a second opinion from a seasoned Internet business owner!

Hi Guys
When you come across keywords that are generating traffic but not sales, on Google PPC... Can I make ads to suit the general keywords.
Example keyword = Hair straighteners
Ad:
Hair Straighteners SCP'S Tourmaline £34.95 (Brand/type/price) Next Day Delivery www.hair-connection.co.uk
I have some keywords that are very specific (i.e., include the brand name) and are not converting (although other very similar search terms are converting brilliantly). Is it worth keeping hold of these or just getting rid of them from the campaign?
Is there a particular conversion rate where beyond this you would delete the keyword from the campaign?
E.g., [hair straighteners] has a click-through rate of 5.32% and has conversion rate of 2.57% and is costing me £12.19, which is slightly higher than I'd like but still works in terms of profits.

Hi David,
To answer your questions:
#1... Yes, you can test writing more specific ads for your general keywords. You're right-- in theory this will drive more qualified traffic. However, you'll have to test it. Hint: make sure you're using keywords that your audience is searching. For example, in the case you mention, are you sure they're searching "SCP's"?
#2... If the keyword isn't converting, dump it. (UNLESS, you can figure out why it's not converting and make a simple tweak to your website that'll fix this. For example, are the brand names that are converting mentioned in the first 2 pages of your copy, while maybe the other brand names aren't?)
#3... Regarding the conversion rate, this is pretty personal. If you are satisfied with the profit you're making by bidding on a particular keyword, keep it. If you're not, dump it. Some businesses will actually take a LOSS on the front end of a PPC campaign, if they're got a superb backend marketing campaign in place. I do NOT recommend doing this when you're new to online business. It's a sure recipe for disaster. But it just goes to show, what's right for one business may NOT be right for yours.
